The foundation is literally what holds your building up, yet it’s one area where many property owners make costly mistakes. Based on our years of experience in Lagos and surrounding states, here are the most common foundation errors we see and how to avoid them.
1. Skipping Soil Investigation
Many property owners want to save money by skipping geotechnical testing. This is false economy. Without knowing your soil type and bearing capacity, you’re essentially guessing at what foundation you need.
We’ve seen buildings develop cracks within months because the foundation wasn’t designed for the actual soil conditions. A proper soil test costs far less than foundation repairs.
2. Using Substandard Materials
Foundation work happens underground, so some contractors cut corners, thinking no one will notice. Poor quality cement, insufficient steel reinforcement, or improper concrete mixing can all compromise your foundation’s strength.
Always insist on quality materials and proper mixing ratios, even if you can’t see the final result.
3. Inadequate Drainage
Water is one of the biggest enemies of foundations. Poor drainage causes soil erosion under foundations, leading to settlement and cracking. Your foundation design should include:
- Proper site grading to direct water away
- Drainage channels where needed
- Waterproofing for below-ground portions
4. Rushing the Curing Process
Concrete needs time to gain its full strength. Many people want to rush construction by loading the foundation too quickly.
Concrete should cure for at least 21-28 days before bearing significant loads. Rushing this process creates weak foundations that may fail over time.
5. Ignoring Warning Signs
If you see cracks appearing during construction, don’t ignore them. Small cracks can indicate serious foundation problems. It’s much cheaper to address issues during construction than after completion.
